Mount Pocono is its own incorporated borough, not a township, which puts it in a slightly different category than most of the surrounding area for permitting purposes. It's also one of the densest concentrations of second-home ownership in our whole service area, thanks to decades of resort tourism turning weekend visitors into property owners.
Building for a second-home town
A lot of Mount Pocono properties sit empty five days a week and full on weekends, which changes what people actually need from a structure. The two most common asks:
- A garage that keeps a vehicle and gear secure while the owner's back home during the week.
- A standalone storage building for seasonal equipment, patio furniture, snow gear, the stuff nobody wants cluttering a small mountain cabin.
Full pole barns are less common here simply because lot sizes in the borough itself tend to be smaller than the acreage further out toward Tobyhanna or Pocono Pines.

Because Mount Pocono is its own borough rather than falling under a surrounding township, permitting runs through the borough office directly — which is actually a small advantage over towns split across township lines. Still worth confirming your parcel's exact requirements before committing to a design; borough zoning can be tight in the older, more built-up sections of town.
We're not weekend-only either
Being a resort town cuts both ways — plenty of "local" contractors here are really just as seasonal as the second-home owners. We're not. We're based in East Stroudsburg year-round, twenty minutes out, and we'll be picking up the phone in February same as we do in July.
