Nobody likes getting a number and then watching it grow. So before you ever get a quote from us, here's how pole barn and steel building pricing actually works in Pennsylvania: the real ranges, what drives them, and what's usually included versus what gets added on.

What Pole Barns Actually Cost In Pennsylvania

According to published Pennsylvania market data, the average pole barn project runs around $26,000, with a typical range of $15–$45 per square foot depending on the size, the materials, and how finished you want the inside. Smaller buildings run higher per square foot. A building under about 1,200 square feet often lands at the top of that range, since fixed costs (doors, site work, foundation) don't shrink along with the footprint. Larger buildings spread those fixed costs out and land lower per square foot.

These are market ranges from published Pennsylvania cost data, not a quote from us and not a promise about your project. Your actual number depends on your site, your size, and what you want included. We'll give you a real one after we've seen your property.

What Drives Your Actual Price

Size comes first: bigger buildings generally cost less per square foot, even though the total is higher. Foundation type matters too, since post-in-ground versus a full concrete slab changes the site-prep cost.

Site conditions are the variable people underestimate most. Poconos ground isn't flat, and slope, rock, and access all change what site prep actually costs on your lot.

Framing type matters too. Across this trade, wood post-frame and all-steel tube frame price out differently, and it's part of why published ranges vary so much. We build all-steel, zero wood, on every job, so your number reflects a steel-tube frame from the start, not a wood-post estimate you'd need to convert later. On top of the frame, everything hanging off it adds to the total: more doors, bigger doors, extra windows, and finish upgrades like wainscot. Finally there's interior finish. A bare shell costs less than one with insulation and wiring and finished walls inside.

What's Usually Included vs. What Costs Extra

This is the part that causes the most sticker shock in this industry: a low "starting at" number gets quoted, then the real total shows up once everything else gets added in. Here's the honest breakdown:

A base shell quote from us typically covers the all-steel frame and trusses, the roof and wall panels, and one standard overhead door.

The add-ons are where quotes grow: a concrete slab or flooring, insulation, electrical service and wiring, extra or upgraded doors and windows, trim upgrades like wainscot, and any interior finish-out.

Your quote from us itemizes every one of these categories, so the bottom line has no surprises hiding in it.

Turnkey vs. Kit: What's Actually Cheaper

A lot of buyers compare a "turnkey" price (one contractor handles everything) against a DIY kit price and assume the kit wins. Count the labor and coordination that falls on you with a kit build, hiring your own concrete sub, your own electrician, and managing the schedule between them, and turnkey construction is frequently cost-competitive with a full kit build. Sometimes it even comes in lower once your own time and labor is priced in fairly. It's worth running the real comparison before assuming a kit saves money.

Why We're Not The Cheapest Or The Most Expensive Name You'll Find

The lowest prices in this trade typically come from crews with lower labor overhead, working out of areas with a lower cost of doing business. The highest prices come from national brand names charging a premium for the name on the building. We sit in between: a local, hands-on crew that isn't padding the number with a brand markup, and isn't cutting corners to hit rock-bottom either.
