Marshalls Creek has been filling in fast over the last several years: bigger lots, newer construction, a lot of people who moved out here for room to spread out and immediately realized they need somewhere to put everything that doesn't fit in a two-car garage.
What's actually getting built out here
Rural acreage is the name of the game in Marshalls Creek, and that means the two things we hear most are pole barns (general storage, a workshop, a place for the ATVs and the lawn equipment) and garages for folks who want something closer to the house. Because a lot of this area is newer residential development rather than old farmland, we see fewer requests for ag-specific structures here than we do further west, but the land supports a full-size pole barn without a second thought.
Township and permits
Marshalls Creek falls within Middle Smithfield Township for zoning and permitting purposes. But as with anywhere in Monroe County, don't take that as the final word for your specific parcel. Confirm directly with the township office before you finalize a design. Newer developments sometimes carry HOA or deed restrictions on top of the township's own rules, so it's worth checking both before you get attached to a floor plan.
The Delaware Water Gap is right next door
Marshalls Creek sits close enough to the Delaware Water Gap National Recreation Area that some properties near the eastern edge of town border federal park land. If that's you, there's an extra layer of rules on top of the township's. We'll flag it early rather than let you find out after a design is already drawn up.
Drive time from our shop
We're roughly ten to fifteen minutes out from most of Marshalls Creek, close enough that a mid-build question doesn't mean waiting on a callback from someone two states away.
